Terms of Service
Welcome to SKAN PG & Homes. These Terms of Service govern your access to and use of our mobile app (Package: com.skanpg.app), websites, and accommodation discovery services.
1. Acceptance of Terms
By creating an account, browsing listings, or reserving a room on SKAN PG & Homes, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, do not use the application or services.
2. Zero-Brokerage Marketplace Model
SKAN PG & Homes operates as a technology facilitator enabling direct interaction between independent property owners ("Hosts") and individuals looking for accommodation ("Residents" or "Tenants").
Zero Platform Brokerage Fee: SKAN PG & Homes does not levy any brokerage, middleman commission, or agent fees on tenants for browsing and booking verified rooms.
3. Booking, Security Deposit Escrow & Refunds
When you reserve a room or bed through the app:
- Booking Token / Advance: The initial token payment is held securely in escrow until you complete your check-in or inspection on the scheduled move-in date.
- Free Cancellation: You may cancel your reservation up to 48 hours prior to your scheduled move-in time for a full 100% refund of the booking advance.
- Security Deposit Refund: Security deposits are refundable upon formal checkout, subject to room inspection and settlement of any outstanding electricity bills or damage charges as per the host's agreement.
4. Resident Code of Conduct
Residents agree to:
- Provide accurate, genuine identity proofs for mandatory police and municipal tenant verification.
- Respect premises rules, house guidelines, silent hours, and designated visitor hours established by the property host.
- Refrain from engaging in unlawful activities, harassment of co-residents, or unauthorized subletting.
5. Host Obligations
Verified Property Hosts agree to:
- Provide accurate photographs, real room measurements, and truthfully disclose available amenities (Wi-Fi, power backup, food service, laundry).
- Honor confirmed digital reservations made through the app without demanding unlawful extra charges or unannounced rent hikes.
- Maintain hygiene, fire safety, and electrical standards in accordance with local municipal safety codes.
6. Digital Tenant Pass & Gate Access
The in-app Digital Tenant Pass and dynamic QR code are strictly personal to the registered resident. Sharing your QR pass with unauthorized non-residents to bypass building security or curfew protocols is strictly prohibited and grounds for immediate eviction by the property host.
7. Limitation of Liability
SKAN PG & Homes provides a discovery and facility management platform. While we actively verify property ownership and perform host audits, we are not directly liable for disputes between residents and hosts arising from tenancy agreements, personal property theft, or third-party acts.
8. Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising in connection with these terms shall be subject to the exclusive jurisdiction of the competent courts in Bengaluru, Karnataka, India.
